Celebrated Luxury Bed and Breakfast

Set in one of America’s most historic, oceanside destinations, this Inn is an authentically restored Victorian Manor House with a separate cottage. With spectacular views of the harbor, beautifully appointed rooms and unparalleled service, it’s easy to understand why this Inn has one of the most distinguished reputations in New England. Known for its blending of modern amenities with Victorian elegance, the Inn also provides impeccable service with a comfortable seaside approach. Room amenities include gas fireplaces, whirlpool tubs, steam showers and ipod systems, complemented by period antiques, original artwork throughout and a sumptuous High Tea in the afternoons.

The Inn has been a pillar of the community since it became an Inn in 1989 and it remains one of the most written about properties in New England, including pieces in the New York Times and Boston Globe and in numerous other international publications. It has been owned and operated by the same family since its inception. Throughout its storied history it has been meticulously maintained and consistently upgraded to satisfy today’s discerning travelers. The Inn’s location is ideal, overlooking the Atlantic Ocean and only a few blocks from Newport’s other celebrated mansions on Bellevue Avenue.

The Inn is also only minutes from the harbor and all the activity of downtown Newport. The Inn features 16 individually designed and decorated guest rooms and suites, with king or queen bedrooms complemented by an array of bathing salons with whirlpool tubs and steam baths. All the guest rooms have fireplaces, original artwork, and antiques, as well as an impressive selection of desirable amenities. Thirteen of the Inn’s guest rooms and suites are located in the Main Inn. The other three are found in the nearby Cottage, across the front lawn on the other side of the circular driveway. There is also a spacious owners quarters located in the cottage with plenty of space for a single operator, couple or small family. Currently there is not an onsite owner presence.

Here’s the really special part. The Inn grossed over $1,000,000 last year in room sales alone. And the numbers have been consistent year after year, which speaks to the caliber and quality of the business, the continually strong attraction to Newport and the Inn’s excellent reputation in the market. The Occupancy and Average Daily Room Rate are both strong, but there is still some room for growth. New onsite owners could make improvements to the business and the property, but because of its well maintained facilities, business strength and market position, the Inn is also ideally positioned for an investment opportunity or offsite ownership model. In addition, the Inn is presently part of a multi-inn ownership arrangement and could be purchased in conjunction with another Inn or Inns. Given the overall occupancy of the region and the strength of the Inn’s business specifically, ownership of multiple properties could be very cost effective.
